How’s the marketplace at present Becky? Does the recent warmer weather help or hinder when people are deciding to sell their properties??
The housing market for our area in particular has been busy and continues to be so. I believe the warmer weather has helped with this, buying or selling a house is an emotional process, so bright sunshine and blue skies naturally boost optimism and energy levels, whilst also making the marketing pictures look even better.
Is there still a confidence about the local property scene in & around the local area in general and are there any other factors, perhaps on a national level, that are affecting people’s decisions on whether or not now is the right time to sell?
I believe in our area we have a high confidence still in the property scene, people see on the news about the North/South divide but we tend to find our local income-to-house price ratios are healthier and buyers have more ‘headroom’ to absorb current mortgage rates. There will always be factors on a national level that we all look at like interest rates and inflation but as of today the market in our area is still moving.
Same question as previously – Why is now the right time to sell or rent with Hunters?
Now is always the right time, if you are thinking of moving you just have to go for it. Reacting to something you see online that you love can sometime end in heartbreak whilst you then have to get valuations, photos, listing,
viewings, offers …and by that time it may have gone. Being proactive is better than being reactive in today’s market. Hunters offer an elevated product without an elevated price tag. Our packages are well rounded

The single best piece of advice i give and would pass on to any new client would be for them to focus entirely on home staging with main points being light and space. Instead of a client spending thousands on a new kitchen or bathroom the absolute most cost-effective secret weapon is to declutter ruthlessly and maximize natural light. This costs virtually nothing but labour, yet it can increase perceived property value and speed up a sale.
